Symptoms
You may receive the following error while installing 11.2.0.2 Oracle binaries when selecting the
"Use pre-downloaded software updates"
option
INS-20704 The location provided is not in the expected directory structureCause
Patch was not downloaded using the downloadUpdates option with the runInstaller first
./runInstaller -downloadUpdates
Solution
To use the " Use pre-downloaded software updates" option ,You need to first use the following command option to download the updates to a location where you want to download the updates on the server,
./runInstaller -downloadUpdatesYou can then re-launch the installer and use that location in the "Use pre-downloaded updates location" option.

Note : Please make sure that user downloading the patches
updates have the proper/correct permission to download the patch updates
from MOS ( My Oracle Support). Do not use the /tmp/oraInstall*
directories for the download location. Unpublished bug 9975999.
If there are no oneoffs available on a specific release or 11.2.0.2 until now, then you will get a message saying
"No updates are found"
Once 11.2.0.2 oneoffs are available, you would be able to use this option.
You must
download updates using the -downloadUpdates flag first in order to use
the "Use pre-downloaded software updates" option. Manually downloading
the patches from My Oracle Support and providing that location in the
"Use pre-downloaded updates location" is NOT supported.
